They are pre-apologising, and often bracing for you to walk. Condition is why you are calling.
What to say
That is genuinely fine, it is what I buy. Nothing you tell me about the condition will scare me off. What is the worst of it?
What not to say
Do not react to the list of problems. Any flinch tells them the number is about to drop.
