Often a wholesaler who has tied the property up and gone quiet, which happens constantly. Sometimes a real agent.
What to say
Understood. Is it under contract, or are you just talking to them? If nothing is signed I am happy to be your second number in case it goes quiet.
What not to say
Do not disparage the other party. Being the calm second option wins more of these than attacking the first one.
