A licensing question, and answering it wrong is a real problem, not just a lost call.
What to say
No, I am not an agent and I am not representing you. I am a buyer, buying for my own account. That is why there is no commission on this.
What not to say
Never imply you are licensed if you are not, and never use the word representing. This one has legal weight.
