Repair cost calculator for real estate

This repair cost calculator builds a room-by-room estimate for real estate deals. The numbers shown are editable starting assumptions for a worked example, not market prices or a contractor's quote. Change every line to fit the actual property.

Editable starting assumptions. Light uses the amount you enter. Medium doubles it; heavy triples it. Change the amount and level for each room.

Room or work area 1

Line estimate: $7,000

Room or work area 2

Line estimate: $2,000

Room or work area 3

Line estimate: $1,200

Room or work area 4

Line estimate: $1,000

Room or work area 5

Line estimate: $7,500

Repair estimate

$18,700

Sum of each room's editable starting amount times its selected level.

Walk the property, scope the work and get local quotes before you use this figure in an offer. Hidden damage and permits can change it sharply.

How the formula works

Each row starts with your own light-work assumption. Medium multiplies that input by two and heavy by three. The total is the sum of all row estimates. The multipliers are only a way to explore scope quickly; they are not labor or material price data. Replace them with a detailed bid when the deal is serious.

Worked example

If a kitchen has an editable starting assumption of $3,500 and you choose medium, its row shows $7,000. A bathroom at $2,000 and light shows $2,000. An exterior area at $2,500 and heavy shows $7,500. Those three example areas total $16,500. The default form includes additional rooms, so its full total is higher. Neither total is a market quote.
