This ARV calculator estimates after repair value from three to six comparable sales. Enter each sale price and square footage, then adjust each comp in dollars for differences that matter. It is a working estimate, not an appraisal.
Estimated after repair value
$301,667
Average of 3 complete adjusted sale indications.
Only use comps that are genuinely comparable in location, condition and sale timing. A dollar adjustment is your judgment, so record why you made it.
For each comp: sale price divided by its square feet gives price per square foot. Multiply that rate by the subject property's square feet, then add or subtract your dollar adjustment. The calculator averages the adjusted indications. This simple mean gives each comp equal weight, so remove a weak comp instead of letting it quietly distort the result.
A 1,500-square-foot subject and three sales at $300,000 for 1,500 square feet, $280,000 for 1,400, and $330,000 for 1,650 each start at $200 per square foot. Their unadjusted indications are $300,000. With adjustments of -$5,000, $0 and +$10,000, the indications become $295,000, $300,000 and $310,000. Their average is about $301,667. These figures are illustrative inputs, not local market data.
